City Council consideration to release the Precise Grading and Survey Monumentation Securities associated with Parcel Map 36736 - Corona Medical Arts Plaza LLC, a California Limited Liability Company.

RECOMMENDED ACTION:
Recommended action
That the City Council release the Precise Grading and Survey Monumentation Securities associated with Parcel Map 36736, and take the following actions:

1. Release the Precise Grading and Erosion Control Securities (1001004162 and DEP16-0209).

2. Release the Survey Monumentation Securities (DEP16-0184).

Body
ANALYSIS:
On January 7, 2015, the City entered into Precise Grading and Survey Monumentation Agreements with Corona Medical Arts Plaza LLC, a Limited Liability Company, to secure the Precise Grading Improvements and Survey Monumentation associated with Parcel Map 36736. The owner subdivided approximately five (5) acres into two (2) parcels for professional office purposes.

The site has been precise graded in accordance with all City Standards and the approved Precise Grading Plan. Therefore, it is appropriate to release the Precise Grading and Erosion Control Securities at this time.

The survey monuments have been set in accordance with the Subdivision Map Act and all City Standards, and the City has been provided with evidence that the surveyor has been paid. Therefore, it is appropriate to release the Survey Monumentation Security at this time.

FISCAL IMPACT:
All applicable fees have been paid by the developer. It is the City's responsibility to begin the maintenance of the public improvements one (1) year after the date of acceptance.
